VAT relief for those who build a new swimming pool
There are two cases in which you can take advantage of the reduced VAT rate of 4% or 10% if you decide to build a swimming pool from scratch:
- If you are also building a house at the same time, as long as it is not a luxury home (to define a luxury home, we refer to the Decree of August 2, 1969). To benefit from the 4% reduced VAT rate, the swimming pool must be included in the house construction project, as established by the DPR 633/72 Table A part two point 21.
- If the swimming pool is built at a later time and is an appurtenance of a non-luxury home you can benefit from the 10% VAT rate as always established by DPR 633/72, Table A part three point 127-quaterdecies.
Incentives for those who renovate an existing swimming pool
The new Stability Law will also extend for the whole of next year the incentives for those who renovate. They are valid until December 31, 2019 and give the possibility to benefit from a 50% IRPEF tax deduction for a maximum of €96,000 on the costs incurred for the renovation.
Tax deduction: features and conditions:
- The deduction corresponds to 50% of the expenses incurred for extraordinary maintenance or renovation work on the swimming pool;
- The maximum amount of expenditure for which the deduction can be claimed is €96,000 per real estate unit;
- The deduction is spread over a period of 10 years;
- To be eligible, the work must be paid for by bank transfer, which must indicate the tax code or VAT number of the beneficiary of the deduction, the VAT number of the beneficiary of the payment and the reason for payment "Bank transfer for building work giving entitlement to the deduction provided for in Article 16-bis of DPR 917/1986".
What are the works that are covered by the benefit:
- Restoration of the walls of the swimming pool;
- Modification of the water circulation system;
- Remaking of the internal lining of the swimming pool;
- Remaking of the paving of the solarium area and of the pool edge;
- Bringing the electrical system of the structure up to standard:
- Increase of the efficiency of the heating system of the structure;
- Home automation system.
